Tip 6 – Realtor mortgage companies shop before the contract

Jim: And Amy, I’m going to have to give them a warning here as an independent company, and the warning is, that if you are coming down here and working with an agent, one of the big Triangle firms that have their own in-house mortgage lender, and more than likely, the agent is going to encourage you to be pre-approved by them or be pre-qualified and use them.
I’m going to highly, highly encourage you to get another opinion, at least one and probably two. I’ve seen it many times when people don’t and they’re a little bit disappointed after the fact.
Amy: Well, you’re spending a lot of money and a mortgage is a really big decision and there are lots of factors involved, so if you’re not talking to the right person, you might not get the right, you know the right program for you.
I think the thing I would say on top of that is to do your shopping around before you make your offer because once you go under contract, there are time frames in the contract for you to do your loan and to have an appraisal done, and that type of thing. And if you’re going to take too many days after the deal is finalized before you make a decision on the lender. That could be problematic.
Jim: It causes us great stress with, oh, now we have 8 days on due diligence.
Amy: Yes.
Jim: It won’t work.
Amy: Yeah
Jim: Or it won’t work very well.
Amy: Exactly. Yeah, well, you can watch our tips on due diligence. It’s a whole separate conversation that we don’t quite have time for right now.
